Currently (as of 11/1) there are 124 single family homes on the market with an average list price of $265,371. In October, 23 homes sold with an average sales price of $227,802 (at 97% list price) compared to 32 last year for $233,763 (at 96% list price), for a 2.5% decrease in average prices since last year. The mean sales price in Rockingham County is down 3.77% from this time last year, and 11.4% year-to-date. Also 225 DERRY homes sold in 2009, approx. the same number of homes compared to this time last year. With 27 homes pending in October, this equates to a 4.5 month's supply of single family homes. We are still experiencing a Buyer's Market with home prices beginning to hold steady. With interest rates continuing to stay low, now may be a good time to buy!
For the Seller, this could be a great time to sell, because many frustrated Sellers have come off the market, and right now Buyers are trying to buy before they miss out on the Tax Credit, which has been extended through April 2010. So if you are priced right, and on the market now, there is less inventory for Buyers to choose from; and there is a very good chance your house will sell!
