Currently (as of 11/1) there are 71 single family homes on the market with an average list price of $338,455. In October, 23 homes sold with an average sales price of $227,802 (at 92% list price) compared to 4 last year for $328,725 (at nearly 100% list price), for a 30% decrease in average price since last year. The mean sales price in Rockingham County is down 3.77% from this time last year, and 11.4% year-to-date. Also 70 HAMPSTEAD homes sold in 2009, compared to 35 by this time last year, which is an increase of 200%. With 6 homes pending in October, this equates to over 11 month's supply of single family homes.
Different homes sold this year than last. Last year, they were all single family homes, vs. this year it appears that investors and first -time home-buyers have been scooping up many of the smaller houses and distressed properties. We are still experiencing strong Buyer's Market with home prices declining. With interest rates continuing to stay low, now may be a good time to buy!
For the Seller, this could be a great time to sell, because many frustrated Sellers are coming off the market for the season, and right now Buyers are trying to buy before they miss out on the Tax Credit, which has been extended through April 2010. So if you are priced right, and on the market now, there is less inventory for Buyers to choose from; and there is a very good chance your house will sell!
