Currently (as of 11/1) there are 253 single family homes on the market with an average list price of $256,985. In October, 66 homes sold with an average sales price of $200,260 (at 97% list price) compared to 62 last year for $205,425 (at 97% list price), for a 2.5% decrease in average price since last year. The mean sales price in Hillsborough County is down 10.2% from this time last year, and 8.00% year-to-date. Also 653 MANCHESTER homes sold in 2009, compared to 562 by this time last year, which is an increase of 16%. With 58 homes pending in October, this equates to just more than 4 month's supply of single family homes.

It appears that investors and first-time home-buyers have been scooping up many of the bank-owned and distressed properties. We are still experiencing a Buyer's Market with home prices leveling off. With interest rates continuing to stay low, now may be a good time to buy!

For the Seller, this could be a great time to sell, because many frustrated Sellers are off the market, and right now Buyers are trying to buy before they miss out on the Tax Credit, which has been extended through April 2010. So if you are priced right, and on the market now, there is less inventory for Buyers to choose from; and there is a very good chance your house will sell!
