The following statistics are from the Garden State MLS and reflect all homes currently listed, pending or sold in October 2009.
There are currently 104 properties (110 last month) on the market in Montclair with an average Asking Price of $970,013 ($952,011 last month). They have been on the market for an average of 100 days (86 last month).
There are 41 properties Pending Sale (33 last month), (signed contracts but not yet closed) with an average Asking Price of $792,529 ($679,475 last month). We won't know what the actual Sales Price is until these properties close. These Pending properties have been on the market for an average of 74 days (83 last month).
There have been only 14 homes Sold (20 last month) with an average Asking Price of $681,414 ($626,970 last month) and an Average Sales Price of $635,428 ($624,532 last month). These homes sold in an average of 101 days (72 days last month).
This month was depressing again. Though there are a few less homes on the market and a few more went Under Contract, the ones that sold closed for significantly LESS than asking price and took a long time to do it.
What does all this mean? If you're a buyer, there are lots of homes out there to choose from and prices continue to trickle downward. Interest rates are low so add in the $8000 tax credit and you can't go wrong buying now!

About Leonard Klein:
I believe that helping my client with the purchase or sale of their home is only a small part of doing my job. For me, handling all the details of a client's search, purchase, sale, and relocation are fundamental to the realtor-client relationship. I put this credo into practice on behalf of my clients from start to finish with meticulous research, determined persistence, enthusiastic follow-through, leading to an efficient and trouble-free closing. I believe in taking the worry away from the client. I can easily handle details which seem overwhelming to the average buyer or seller. It's an extra service that's easy for me and a relief to them.
A longtime resident of Montclair and the father of two children, I am familiar with the many cultural and recreational activities Montclair and the surrounding areas have to offer adults and children. I can offer advice about neighborhoods, school districts, shopping, parks, commuting, houses of worship and more.
My diverse background includes a B.A. in speech and theatre from Brooklyn College. I was also trained in culinary arts by renowned Chef Annemarie Huste, and was an executive chef for the New York Times Magazine Group and the Phillip Morris Company. I have been a cooking instructor, a gourmet shop manager and culinary consultant for Abraham & Straus department stores, where I developed quite a following and where my work was called "great theatre" by the New York Post. Visit http://www.eat-it-too.com to see "the other side" of this Realtor. I continue to be involved with theatre as a founding member of Montclair's professional theatre company, 12 Miles West.
As the owner and manager of my own packaging company for over 15 years, I developed key financial management skills as well as a strong customer service orientation. A realtor in this area since 1999, I am just as comfortable interpreting the latest real estate trends as I am creating a soufflé.
For a complete and satisfying home sales transaction, you can count on mefor the highest level of professional service. Here's what my clients have to say:
"Betty and I are writing to you to thank you for a great and personal job in selling our home in Maplewood. Having heard many "war stories" about the process, we were so comforted by your knowledge and finesse in handling the other broker and the buyer's attorney when the going got tough, as well as your ability to calm us when we got anxious. ....Your attention to detail, presentation of options and "soft sell" approach is just what the doctor ordered. I have referred my brother-in-law and wife to you....they both rave about your level of service and ability to work through the difficulties of the negotiations. Thanks again. Anyone who is lucky enough to have you as their realtor will, I'm sure, be as pleased as we were." Barry & Betty K., Maplewood, NJ
"It was an absolute pleasure working with you...we are especially grateful of the way you encouraged and counseled us after the first deal fell through. As you told us, "everything happens for a reason." It certainly did and we wound up with this fabulous home. We also wanted to thank you for being very accessible via phone, pager or email. Your quick response time and always with the right answer saved us from a lot of unnecessary stress. Thank you very much." Tom & Anna G., Bloomfield, NJ
"Lenny was good before he got the listing (you expect that). Lenny was good during the marketing of the property (you hope for that). Lenny was good after the sale was complete (that's unusual). But with Lenny, I wasn't surprised....He knows what service is and should be. By the way...I received more than asking price for the property!" Rod B., East Orange, NJ
"Mr. Klein was thorough and he was always one step ahead of me and the other participants. I finally own my own house and couldn't have done it without him. I recommend his services again and again." Paula M., Montclair, NJ
"Frankly, working as my realtor was a pleasure. You made the transition from renting to owning a rewarding experience. If you need a realtor to go the extra mile, Lenny is the realtor for you!" Rafael M., Belleville, NJ
"As a first time home buyer I was a complete novice. Lenny went to great lengths to insure I understood every step and that I was comfortable with the way things were progressing. Dedicated, diligent and thoughtful; no question ignored and no call (left unanswered). Lenny is a true professional...work with him and you are in good hands." - Kerry A., Bloomfield, NJ
"He definitely exceeded my expectations of a real estate agent. Lenny completely managed the showings and sale closing of my condo and provided me with a worry-free selling experience that, for my part, was effortless. I would not hesitate to recommend Lenny to anyone, as long as they want the best, most personable, caring and professional real estate agent around." - Dan C., Clifton, NJ
"Thank you so much for helping and supporting our search for our new home. We feel it is a perfect fit for our family. You were always available, night or day to answer our questions and phone calls. You are an excellent listener and you never showed us a house that didn't meet all our requests. You understand how the market here in Montclair works and gave us good advice. Your follow-thru was excellent and you helped us all the way through the whole home purchase process. Thank you so much." - Kate & Jeff H., Montclair, NJ
