Market Conditions for East Mountain Area, New Mexico

There were 415 homes on the market at the end of October and 37 went into pending while 42 closed. This is considerably better than last October when 28 were in pending and 25 closed. Most of the sales were under $300,000 with only one between $550,000 and 750,000.The East Mountain area has generally been pretty steady with days on market longer than in the metro ABQ area, but steady.

US News and World Report has ranked ABQ in its top ten most liveable cities with Kiplinger's Personal Finance magazine ranking it as the second best city. Both of these considered the economy, weather, natural beauty and recreational and work opportunities. ABQ is HOT!

Approximate Location Boundaries: The East Mountains lie north and south of I-40 from the Sandia Mountain ridge east to Hwy 344 just west of Edgewood

Location Characteristics: WELCOME TO A TRUE MOUNTAIN COMMUNITY. Folks are just "folksey" here were levis is formal wear and hats are mandatory. If you want large lots with pine trees, seasonal changes and don't mind rough road, septic tanks and wells, this is your heaven. The town of Cedar Crest is north of I-40 on highway 14 and has major stores for basic living. Sandia Park is the home of the Sandia Tram for mountaintop dining and skiing in the winter. The Paako development which is ten years old and growing is built around one of the top rated golf courses in the nation. Views of the backside of the Sandias and the Ortiz range to the north coupled with clear skies and wildlife make this area ideal for those drawn to the mountain life. The best part is that it is less than half an hour to downtown ABQ so many residents work in town and live in God's country.
