Market Conditions for Eldorado 285 Corridor in Santa Fe, New Mexico

Eldorado attracts a variety of happy inhabitants -- artists, retirees and families -- to its many aspects that make for sense of community, such as extensive walking & biking trails, highly-rated school district, community pool, library and local shopping center; and another large center with movie theatre, shops and offices under construction.

Each home sits on at least an acre and this popular community typically offers better value for money than in-town properties.


Unlike Santa Fe city home prices which have not dropped significantly (although, depending on a seller's situation, there are some good deals), Eldorado (and other Santa Fe county) prices have fallen in some cases to 2004 levels...making it a great buyer's opportunity. That said, well-priced and well-presented properties still sell quickly, so please don't dawdle if you find one you love.

Approximate Location Boundaries: 8 miles from Santa Fe, south of I-25 and just west of Hwy 285

Location Characteristics: Eldorado is a very active community of approximately 2700 homes on 1- to 2-acre lots adjoining parks and greenbelt areas - this provides additional privacy and gives the feeling of living on a much larger lot. Trails and paved bike paths wander throughout the greenbelts.

The community also owns and maintains 4500 acres of wilderness preserve that is available to all residents for hiking and horseback riding. The community maintains stables where residents can board their horses. There is a large community center with a swimming pool, tennis courts, a dog park, conference rooms, a hockey field and other amenities. The community center is available to residents for meetings and workshops.

The community has its own grocery store (which carries a variety of organic meats, dairy products, produce, and bulk foods at competitive prices), video store, coffee shop, sub shops, restaurants, flower shop, dog grooming, post office annex, pharmacy, gym, bank, office spaces, doctors offices, dentist, and other health services including massage and acupuncture and a movie theater. There is a mini-storage facility where you can store RVs, trailers and boats, an auto repair shop, a senior center, library, and well-reputed elementary school. There is also a Montessori School. There are two playgrounds in Eldorado.

Santa Fe is an easy 15-minute drive. Taos is 85 miles away, and Albuquerque is about 65 miles away. The main entrance to the community is less than 2 miles from Interstate 25. An Amtrak Station is located in Lamy which is about 5 miles south of Eldorado, just off of Route 285.

The Santa Fe landfill is about 3 miles from Eldorado and there is an veterinarian less than a mile from the southern entrance. A gas station and convenience store is located directly across from the main entrance and a hardware store is about a half mile north of the main entrance.

The home owner's Association is well established, being about 20 years old. There are several firehouses in Eldorado and they have their own security guards who will check on your house while you are traveling for a minimal fee.

There are hundreds of artists living in Eldorado and they hold an open house tour of their studios one weekend every spring. People come from all over the area to experience this special opportunity. There are also retirees, young families and singles, making this a nicely mixed community.
