Nationaly pending home sales have risen to their highest mark since July 2007 up 12% from July and 36% up since last August. Consumer confidence has risen and it look like pricing has hit bottom.
The Greater Albuquerque market is trending above the rest of the nation in its recovery.
The sales figures for the Foothills area were up 116% from last October. Things are picking up. The average home price stood at $252.349 for October. We did begin to see movement in the higher end homes this month though. US News and World Report has ranked ABQ in its top ten most liveable cities with Kiplinger's Personal Finance magazine ranking it as the second best city. Both of these considered the economy, weather, natural beauty and recreational and work opportunities. ABQ is HOT! The market area in the Foothills South for September showed some growth to last year with 12 homes going under contract compared to 7 last year. At the end of the month there were 95 listings with most in the range of $250,000 to $400,000. 13 properties sold so the days on market was about 10 months but it varies by price range. The average price increased from last month to $254,313.

Location Characteristics: Welcome to the South Foothills and Four Hills areas! For those who like to hike and don't mind wildlife wandering into your backyard, Glenwood Hills, Four Hills and the Foothills of Albquerque is the place for you. In the higher end northeast heights area, Glenwood Hills was created about 30 years ago so it has a mature look with trees and larger lots. The style and price of homes varies usually by the age of the home. Most of the homes have large backyards and many have views of the mountains or the city lights. A short walk brings you into the hiking trails of the Sandia mountains. Shopping is nearby off Tramway and Montgomery and the community has easy access to I-40 and I-25 freeway off Tramway.
Four Hills was an exclusive country club area and still has a popular golf course. It has rolling hills with distinctive homes, mature trees and a stong sense of community. Four Hills has high end homes on the golf course and townhomes under shaded trees for a mix that appeals to many buyers. It's charming!
