This market has definitely turned around! The total number of listings is down 15% to last year and the closed sales are up 71% compared to last November, 722 compared to 421 last year. Things have really begun to move. Also the first time home buyers $8000 tax credit has been expended and expanded to include any home owner of 5 years. Give us a call for details on this program. Judy Pierson 505 220-9193. The average home prices are only down 3% to last year at $211,422 compared to $219,271 for last November. This figure is a bit skewed because most of the sales have been for first time homebuyers taking advantage of the Federal stimulus. We did begin to see movement in the higher end homes this month though.

I have a couple of great listings in High Desert. One is a i$1.1 million stunning home and the other is a one acre lot in the Highlands. Give me a call if you want to see these.

US News and World Report has ranked ABQ in its top ten most liveable cities with Kiplinger's Personal Finance magazine ranking it as the second best city. Both of these considered the economy, weather, natural beauty and recreational and work opportunities. ABQ is HOT!
The number of listings for October has dropped to 57 slightly lower than last year and 5 properties sold this year compared to just 3 last October. Prices are about 96% of sale price and average days on market is 90 days. Not bad!

Location Characteristics: WELCOME TO THE BEST THE CITY OF ALBUQUERQUE HAS TO OFFER! The best of the best of ABQ, but I am biased as I have lived here for 9 years. High Desert was master planned 10 years ago by High Desert Corporation which was a spin-off of the ABQ Academy. The area has all underground utilities and is divided into distinctive villages, some of them gated. Near Tramway the homes are smaller patio homes and expand in size so that near the mountains the lots are 1 acre with larger homes. The homes are all built by high quality builders with a Southwestern look. The land has been landscaped with natives and the arroyos will always be open to maintain a sense of open space and guarantee the views. The lifestyle is one of rushing home before sunset to grab a margarita and watch the light on the Sandias turn that wonderful watermelon or sandia color. We all love it here! Quiet. Safe.

This area is one of the last high end parts of the city on the east side of the river and at the base of the foothills. The average price was $571,000 last year and just continues to go up as there is no competition.
