The GOOD NEWS is that Albuquerque's market (which includes Rio Rancho) continues to be stronger than nationwide averages. The bad news is that the market is still considerably slow. By slow, I mean that homes that aren't either prices low, or carry enough of what I refer to as "Emotional Appeal", are sitting on the market with few showings and only a glimmer of hope for selling.
Rio Rancho, being a suburb of Albuquerque has a lot of new development mixed with existing homes. During down real estate markets, often the best deals are found on the edge of development, and Rio Rancho has a lot of really great deals on homes currently.
Many home sellers are seeing that their ability to sell will have a lot to do with preparing the home properly to show well in this market, and the skill of their agent in helping them do that as well as the initial list price that they start the home for sale at.
If you are considering selling, you will want an agent with experience in staging if you want to capture as much of the value of your home as possible in selling. Some sellers able to hold off from selling in this market are considering property management. I have some good recommendations for you if that is a service you need at this time to "wait the market out".
If you need to sell, remember that people buy "Homes" not "Houses". People are not buying on price per square foot near as much as they buy the home based on how they feel as the walk through, so make sure your agent knows how to help you prepare the home to best attract the feel buyers need to feel as they go through your home. For the buyers out there, times are really good! Your goal is to not buy emotionally, and buy based on the logic. Any time you make decisions with your emotions, you end up paying more. I have seen my clients be able to get significant discounts on homes in this market which puts them in a solid position should their circumstances change and they need to turn around and sell their home. I am currently helping one of my clients who I helped purchase a home two years ago, sell their home for a profit. The key was to help them make a great purchase. Amidst a ton of "good deals", you will want to work with an agent to help you find a "great deal".
Because your own home is one of the biggest and can be one of the best investments we make in our future, it is important to have someone that is excellent help you find a great deal and negotiate a great sales price.
You probably already know this, but you do not usually want to be represented by the same agent that is listing the home when you go to buy.
Much of this you probably already know. As you interview agents, when looking to sell, look closely at their track record of selling homes vs. the ones that go unsold, and how long they take to sell them. When looking to buy in this market, look for an agent with great investment experience as that can really help in seeing your home as your investment and they will likely be great at negotiating as well.

As a large suburb of the Albuquerque metro area and a near neighbor of Santa Fe, many Rio Rancho residents that work in Albuquerque or Santa Fe have chosen Rio Rancho as home for the attractive housing prices, good schools, and friendly atmosphere.
