October 2009 proved to be a good month for Santa Fe real estate. Sales in the county and city combined were the same as October 2008, 136 in '09 versus 135 in '08. The average price was pulled way up by the large number of million dollar plus sales that closed in October. 9.5% of the sales for Oct '09 were over $1,000,000 pulling the average sales price up to $463,000. Another good signs for sellers is that the number of properties available for sale in the Multiple Listing Service continues to trend down. In addition, the home buyer credit program was extended and expanded by the Federal Government. There are many current home owners who will now qualify for a $6500 credit. The program runs through April 2010 and represents a good opportunity for sellers who have been thinking of moving up, down, or sideways. It will be interesting to see if this program results in higher volume of sales this winter than Santa Fe would normally experience.

The International Airport in Albuquerque is an hour's drive and very recently, the Santa Fe airport introduced commercial flights to Dallas and Los Angeles.
