The Santa Fe Real Estate Market continues on in a steady fashion. This summer, the number of sales is tracking almost the same as last summer. The most encouraging statistic for sellers is the reduction of inventory. Residential units have decreased in volume by a bit more than 15% when comparing September 2011 with September 2010. Due to wildfires in the area, July was extremely smokey, closings in August were down. However, August was a good month for pendings with a total of 141 new contracts. September experienced 122 closings and 110 new pendings. For the first time this year, the median selling price dipped below $300,000 at $287,000 for September. Foreclosure properties for sale represent about 5% of the total market. More recently developed subdivisions seem to be more afflicted by this problem than older established areas.
