Market Conditions for Alexander County, North Carolina

Given current active listings of 118, Alexander County has approximately 16.59 Months of Inventory available. Like most areas in the country, Catawba Valley is a Buyer's Market.

The Catawba Valley Association of REALTORs™ data for our four county area's "Core Properties" indicates a significant drop in sales volume for the first nine months of 2009 relative to trend year 2006. The magnitude of the change is best seen against that three year backdrop.

For Alexander County the reduction in volume was 8%.

Interestingly, Prices for Alexander County for the first nine months sales for 2008, remained down $22,000 when compared to the period in 2009.

Hickory-Lenoir-Morganton appeared on the Dec 11th 2008 "Declining Markets List.

Core Properties are non-foreclosure, non-manufactured housing, residential single family homes priced from $85th to $500th.

Approximate Location Boundaries: South Boundary = Lake Hickory and Lake Lookout

Location Characteristics: Hwy 64 runs west from Statesville thru Alexander County's seat,Taylorsville, on its way to Hwy 321 in Lenoir. Hwy 16 runs north from Conover thru Taylorsville. Very much a rural county, it will make an excellent second home &/or retirement location.

Five lakes are within an hour's drive. Apple farms and the Blue Ridge Parkway are close by. Metropolitan Charlotte is about an hour and fifteen minutes drive.
