This month's market report I am giving you contains statistics on October1-October 31, 2009. The numbers are different from September. Brunswick County had an unexpected drop in the numbers, and the sold number of houses, condos, and townhouses is DOWN by a total of 17 from September. The average sales price for houses, condos, and townhouses in September it was $231,653.00 and jumped to $255,157.00 in October, so that is great news. The median sales price for the three categories in September was $199,000.00 and dropped to $190,000.00 in October, so there was a slight drop in October in the median sales price. There were 200 closings in September, and 173 in October. While the number of sales in the three categories was a bit lower, I feel that the over all picture is encouraging, but I would love to see the sales AND the prices rise soon.

Condos: 634 ranging in price from $52,900 on Beach Drive in Carolina Shores in Calabash-$1,150,000 on Sunset Beach Island. Listings are DOWN by 4 from September..
Townhouses: 216 ranging in price from $119,900 in The Willows in Leland-$1,115,900 on Goose Neck Creek Road on Ocean Isle Beach Main. Listings are the SAME as September.

Land/acreage: 19 parcels ranging in price from $6,000 in Boiling Spring Lakes-$450,000 on Bald Head Island. Contracts are the SAME as September.
Houses: 121 from $59,900 on Funston Road in Winnabow-$695,000 on Ocean Blvd. oceanfront on Holden Beach Island. Contracts are DOWN by18 from September.
Condos: 10 units ranging in asking price from $149,000 on O'Quinn on Oak Island Main-$495,000 on Ocean Isle Beach. Contracts are DOWN by 6 from August.
Townhouses: 10 units with prices ranging from $119,900 on Lincoln Circle in Leland-$350,000 on Genoes Place in Supply. Contracts are DOWN by 10 from September.

Land: 28 parcels at sold prices from $5,000 on Rockingham Road in Boiling Spring Lakes-$522,000 in St. James. Sold properties were UP by4 from September..
Houses: 141 with sold prices ranging from $23,250 for a home on Myrtlehead Road in Big Neck-$2,100,000 for a home on Bald Head Island on the ocean. Sold properties are DOWN 15 from September.
Condos: 18 with sold prices ranging from $104,000 on Sunset Beach Main -$341,000 on Ocean Isle West on Ocean Isle Beach.. Sales are DOWN by 13 from September.
Townhomes: 9 with sold prices from $157,900 in Charleston Commons in Leland-$435.000 pn Genoes Poing Place in Supply. Sales are DOWN by 4 from September.

Approximate Location Boundaries: Brunswick County
Location Characteristics: Brunswick County, one of North Carolina's largest, stretches from Wilmington, NC, to the South Carolina border. Until recently, it was largely undiscovered, and much of it remains rural and undeveloped.
