The Catawba Valley Association of REALTORs™ data for our four county area's Non-Foreclosure Properties indicates a continuing drop in sales volume for the ten months of 2011 relative to 2010 and 2009. Since 2010 was impacted so heavily by the tax credit program, 2009 is used for the base year.
For Eastern Burke County the sales volumes were identical standing at 101 for the ten months in 2009 and in 2011.
Median Prices for the whole four county area dropped 7.3 % when comparing 2011 to 2009.
Given current active listings of 215, Eastern Burke County has approximately 21.3 Months of Inventory available. Like most areas in the country, Catawba Valley is a Buyer's Market.

Location Characteristics: The Catawba Valley MLS serves the eastern side of Burke County from the edge of Morganton back toward Hickory. The County continues to benefit from NC institutions such as the School for the Blind, and Broughton Mental Hospital. Once a furniture manufacturing county, that aspect of industry continues to fade.
Rural areas have little zoning. Incorporated areas have pockets of affluent homes among a variety of ages, conditions, and prices.
