Hello to Carolina Beach,

I am going back to my old format so you can see all of your sales data in the newsletter rather than having to go to my website for the breakdown of sales data.

The total number of houses, condos, and townhouses sold in January FELL to 16 from the closed sales of 18 in December.

The average sales price ROSE from $267,344.00 in December to $$300,188.00 in January, The median price Rose from $239,750.00 in December to $317,500.00 in January which is great news. The papers say our sales numbers and prices are on the rise. Let's pray that they are right and continue to stay that way.

Land/Acreage: 96 parcels are on the market ranging in asking price from $39,000 on Summer Salt Lane - $1,600,000 Basin Street in Basin Point. Listings are DOWN by 23 from December.

Houses: 89 houses are on the market ranging in asking price from $124,900 on Bonito Lane - $1,695,000 on Carolina Beach Avenue, N. Listings are UP by 4 from December

Condos: 146 units are on the market ranging in asking price from $69,000 on in Cabana on Carolina Beach Avenue, N. - $900,000 on Carolina Beach Avenue, S. Listings are UP by 6 from December.

Townhouses: 16 units are on the market ranging in asking price from $230,400 in Forest by the Sea on St. Joseph Street - $423,900 in Waterfronte Villas on Spencer Farlow. Listings are DOWN by 2 from December.

Under Contract:

Land: 3 parcels are under contract with prices of $42,000 on Cape Fear Blvd. - $84,000 on North Carolina Avenue. Contracts are UP by 3 from December.

Houses: 2 are under contract with the asking prices of $599,000 Waterview Court - $749,500 on N. Fort Fisher Blvd. Contracts are UP by 1 from December.

Condos: 6 units are under contract with the asking prices of $119,900 in Cabana on Carolina Beach Avenue, N. - $325,000 on Carolina Beach Avenue, N. Contracts are UP by 4 from December.

Townhouses: None. Contracts are the SAME as December.

Sold:

Land/Acreage: 4 parcels sold with prices with 2@ $72,500 each on North Carolina Avenue - 1 at $84,000 on Carolina Beach Avenue, N. Sales are DOWN by 1 from December.

Houses: 5 sold with prices from $235,000 on Olde Mariners Way in Olde Mariners Village - $520,000 on Carolina Beach Avenue, S. Sales are DOWN by 1 from December.

Condos: 9 sold with the sold prices of $83,000 on Canal Drive in The Breakers - $400,000 each for 2 on Carolina Beach Avenue, S. Sales are DPWN by 1 from December.

Townhouses: 2 sold with the sold prices of $340,000 on Canal Drive - $350,000 on Carolina Beach Avenue, N. Sales are the SAME as December.

Location Characteristics: A committee of residents is taking an active interest in revitalizing and beautifying the Carolina Beach Boardwalk. It makes me proud to be a resident of the beach. The summer is over now, and the kitty rides are gone for the year. There is still plenty to do here. Come have some fun. The beautification committee is also keeping the trees and shrubs beautiful that welcome the tourists and residents back to the beach.

Just 15 miles southeast of Wilmington, Carolina Beach is one of the three Atlantic Ocean beaches near Wilmington, and it's one of the great beaches in all of southeastern North Carolina. It borders Kure Beach to the south, and the two beaches make up what is popularly known as Pleasure Island.

A small year round community,Carolina Beach has a thriving central business district, several distinct residential areas, a large commercial marina and several private marinas. There are a number of excellent restaurants serving almost every variety of food as well as numerous shops and stores. Be sure to visit world famous Britt's Donuts on the Boardwalk for a treat you will always remember. It is open from Easter through Labor Day 7 days a week, and on weekends until sometime in October.

In addition to the many lovely homes and condos already here, more new homes, condos, and restaurants are coming to the community, There are more plans for renovation of the central business district, which should continue to enhance the town's image in a very positive way. As we grow, we are more and more a year round town with a new Harris Teeter food store just six miles north. The Monkey Junction area is growing by leaps and bounds with a new Home Depot and other new stores. Come down and look us over.

Carolina Beach communities include: Carolina Sands, Ocean Ridge, and Seagrove. and many new condo developments.

After college, she entered a career in contracts management for Hewlett-Packard. Working closely with manufacturers and salespeople, Genie learned the importance of solid contracts. That understanding translates into strong escrows for her clients today. Now the grandmother of five, Genie enjoys spending time with her family when not serving her clients. She also likes boating, reading and walks on the beach.
