It has been in the news lately that several of the planned uptown condo towers are on hold in light of the recent downturns in the market. Of 20 projects that were planned, only 8 have actually started. There were 313 units listed for sale in MLS, of which 40 are new construction. But, the Charlotte Observer recently reported that the actual umber of completed units available uptown is more like 300. Builders often do not have all their inventory in MLS. Closings have increased to the rate of about 12 per month.Only a few new construction units have closed recently. The average per sq ft closed price is $245.75. The average uptown unit is a one bedroom, one bath 1058 square foot property and the average sales price for an uptown condo is $260.

According to The Charlotte Observer newspaper, two years ago there were 20 projects on the books. Now some of those plans have been scrapped because of the economy, and several have had legal problems. There are few single family homes in the uptown area and they do not go on the market often.
