Market Conditions for Wake Forest, North Carolina

Wake Forest is one of the few areas in Wake County with affordable land prices which makes it a growth area for new housing. With growth in employment slowing and new areas opening up to the east, Rolesville and Knightdale, the market for resales has softened substantially. New home builders are offering major incentives.

This is a great opportunity for the first time homebuyer. Newer homes are in abundance with reasonable prices, very low interest rates and and an $8000 tax incentive. Many are in neighborhoods with swimming pools and tennis facilties axailable.

Prices year to year are in decline and a good negotiator can get a real deal.



Location Characteristics: Wake Forest University is not in Wake Forest as I found out with my kids on a Sunday afternoon but, what we did find was a quaint town less than 10 minutes north of Raleigh that was the birthplace of the university. The universtiy moved to Winston Salem in 1956.

The site is now home to 2,000 students at the Southeastern Baptist Theological Seminary which hosts a series of outdoor concerts in the spring.
Wake Forest is a town of 16,000+ residents and growing because of it's proximity to Raleigh, ResearchTriangle Park and Southern Virginia.
Wake as it is known locally is a town of ambience. It is a careful blend of tradition and progress.

Nowhere is this better illustrated than in it's downtown area where restaurants range frpom the Olde English Tea Room to Birkenstock's to Shorty's Famous Hot Dogs. The Cotton Mill is home to many smalll local shops filled with local fare and you can even buy a classic car on Main St.

Numerous parks and Ball Fields along with events like the "Meet in the Street" craft fair, Arbor Day and July 4th celebrations, the Lighting of Wake Forest in December along with bands and choirs bring a feeling of community to the town.

Wake Forest is a combination of historic homes along tree lined streets as well as subdivisions and planned unit developments with golf courses, tennis and swimming. Affordable land makes prices affordable and small town living provides a great family atmosphere in which to raise children.
