Market values are in a constant state of flux. This report examines the market trend over the two month period from 6/30/09 to present 8/31/09.
Currently, there are 296 homes available from $44,200 to $6,750,000.
According to MLS data, over the past two months, there have been 41 homes sold for an average price of $335,120. These homes were on the market for an average of 137 days and sold for 92.73% of their asking prices. There are currently 14 additional homes awaiting closing.
The 41 sales plus 14 pending sales total 59 success stories over the past two months, or almost 30 homes sold each month!
296 available homes divided by 30 equals an almost 10 month supply of homes, indicating that we are still in a great buyer's market.
