No recent changes in the real estate market here in Joesphine County. It's very challenging times for homeowners to compete with bank owned properties. As a listing agent we struggle with comparables to support our sales price and as a Buyers agent we struggle to find properties that will fit into a loan program or be in good enough repair to finance. I do see more homes in the 200/300K range selling but the majority are REO's (bank owned properties). We are also seeing multiple offers on properties that are bank owned.

The county covers approx. 1,600 square miles in geographic size. Located at the juncture of Interstate 5 and US 199, commonly called the Redwood Highway. Portland, the states largest city, is located 245 miles north. San Francisco is 392 miles south, and the Pacific Ocean is 85 miles west of Grants Pass. The city's altitude is 948 feet.

CLIMATE AVERAGES Moderate and mild describe the year round climate in Grants Pass. However, nature also provides a distinct change in the seasons. Autumn comes gently with golden hues rich and vibrant; Indian summers are common. Raincoats are needed November through March, and although snow can be seen on the surrounding foothills during parts of the winter, it is rare when it collects on the valley floor. Spring blossoms beautifully in March and summer brings hot days often tempered by gentle breeze and cool nights.
