Happy Valley Real Estate a real buyers market!

New construction of larger affordable homes lured families to this community, but with inventory building, some home builders have walked away and banks are stepping in. If you are looking at short sales or bank owned properties, give me a call. I can help navigate the tricky waters.

Happy Valley is part of the North Clackamas School District and most students attend Happy Valley Elementary School, Spring Mountain Elementary School, Sunrise Middle School, and Clackamas High School.

Demographics indicate 77% of adults are married. Approximately 13% of Happy Valley is non-white. Diversity is a hallmark of Happy Valley.

Well educated homeowners -
In 2000, Happy Valley had a median family income of $95,922. Most of the residents of Happy Valley tend to have good incomes. In the city, most people are middle class or better. Happy Valley is fortunate in that not many of its residents suffer poverty. It's worth noting that college degrees are common in the city.

Still growing -
As of 2000, the share of housing units in Happy Valley that were owner-occupied was 95%. The city housing had been constructed more recently than most cities of its size. As a whole, property taxes tend toward the pricey side in Happy Valley, but this often equates to better schools and government services.
Residents enjoy abundant neighborhoods, a good quality of life, beautiful parks and nature areas, shopping and amenities, and outstanding City services.

The City of Happy Valley incorporated in 1965. Happy Valley remained a moderately small community until the early twenty-first century when it became increasingly difficult to stall urbanization of the Valley. City leaders have since focused their energy on managing and implementing the best possible conversion to an urban environment while preserving, as much as possible, the characteristics most valued by its residents.

Happy Valley is unique in many ways. It is a city with beautiful scenery, actively involved citizens, and the potential to be a very well 'planned' city. City Planners and City Council a re working hard to structure a community that balances the needs of its residents by providing a place to live, a place to work, a place to shop, and a place to play.
