Market Conditions for Northeast Portland in Portland, Oregon

THe inner city is still pretty HOT - people love it! It has come down a little, but when there is a house for sale at a good price- it usually goes quickly- sometimes with multiple offers!

Once you get out past the hot areas- there are some good deals to be had! But it's important to know the different areas- some have higher crime, some are laid back and country-like, others are just cute little mid century neighborhoods with hardwood floors and big lots!

There are 47 bank owned single family homes in NE Portland-from $67000 to $650000. There are 125 houses listed as Short Sales- from $100,000 to $650,000. All these are as of August 1. So there are alot of good deals to be had in this area!

If you are wondering what the difference is between Short Sale and Bank Owned, it is this:

A Short Sale means that the bank has to take a Short- in other words, cannot get back all the money it lended to the seller, because the house is worth less than the seller owes. There are lots of Short Sales going on right now because banks were not very careful in their lending practices and appraisals- so they lent out way more money than many houses were worth. Now they have to take a loss. Sometimes the house really was worth more, sometimes it wasn't. Just because it is a Short Sale, doesn't necessarily mean you are going to get a good deal. You have to know the market and know what the comps are to be sure. That's why having a good realtor helping you is so important! They can get the comps for you so you know what the house is really worth before you make an offer.

A Bank Owned home has already gone through foreclosure- and now the bank owns it. The bank has already taken a short...if it had to, and is just trying to get rid of it. Bank owned houses can sometimes be the best deals of all! But again, you have to know what the comps are to be sure!

There are probably more short sales and bank owned homes in Beaverton than almost any of the other areas of Portland Metro. If you can't afford more than $250,000 or $275,000, you can still find a good house here!

As of May 1- there are 220 Short Sales available- from condos at $70,000 up to single family home at $1,500,000! Most of the single family homes average from $275000 to $350000- so it's a good place to find a moderate priced home! There are 152 Short Sales for single family homes right now- starting at $129,000- and going up from there- with the bulk being under $300,000. There are 48 Bank Owned homes from $126,000 up to $900,000! I'm a registered Short Sales Specialist- have done alot of Short Sales and Bank owned homes, so can help you if that is what you are wanting to do!

All in all, if you want to live close in to downtown- there are alot of good solid neighborhoods in Beaverton- with good public transportation and good schools. Approximate Location Boundaries: West: Willamette River, East: NE 140th, North: The Columbia River, South: Burnside

Location Characteristics: Portland is divided into north and south at Burnside- and east and west at the Willamette River. So NE Portland goes from the Willamette River east all the way to Gresham, and from Winning Way at the Rose Quarter north to Rail tracks just before Columbia Blvd a 1/2 block Section of Williams ave on the Columbia River.

There are lots of diverse areas in NE Portland- The inner city like Boise Elliot, MIssissippi, Concordia, Alameda, Alberta Arts, Irvington, Laurelhurst, Rose City, Hollywood and Sullivan's Gulch- and the outer areas like Roseway, MontaVilla, Vernon, Woodlawn and Sabin. The inner city is full of Craftsman, English, Tudor, and all kinds of homes full of character and historic detail- most have lots of 50x100 so you have a small yard- each neighborhood has it's own little cafes and shops- and the whole east side is walkable and bikable!

There is alot to discover and learn about the east side of Portland. It took me a long time to understand it well enough to be able to give my clients tours and accurate information on it all- to help them understand and love all the different and diverse neighborhoods like I do!
