The following statistics are from Trend (MLS for Delaware Valley) as of the end of July, 2009. These statistics are all as compared with a time period exactly one year earlier. Total inventory is down 6.3%. The number of months of inventory accumulation ( the number of months it would take to sell all inventory if no new listings came on the market) went up from 9.2 months to 10.2 months. "Pending" units went up by 16.2%. Settled units went up by 4.2%. Median settled price declined by 1.6%. Average settled price remained unchanged, however the total price change is down by about 22% from the peak in 2006.
