In the second quarter of 2009, the average sale price in East Falls was $225,800. That is 2.29% less than the same quarter in 2008. Only 36 homes were sold in that quarter, 21.74% fewer than a year earlier. The average time on the market for residential properties was 67 days, and again in the 2nd quarter, sellers received about 95.3% of their asking prices. There has been a slight increase in the number of listings in East Falls in September. It is hoped that will mean a return to the traditional busy September real estate market.
ZIP Code: 19129 Location Characteristics: East Falls, a small fishing village by the Schuylkill River in the 17th and 18th centuries, is now in the 21st century a stable residential neighborhood with a diverse collection of homes from rowhomes to stone semi-detached to traditional center hall colonials to mid-century contemporaries. Price ranges stretch from the mid-$100,000's to more than a million. It is a community noted for its nearby river recreation possibilities, the growth of its commercial center on Ridge Avenue, and particularly for its location which is only an 8 minute drive to Center City Philadelphia. It has become a magnet for professionals who work in Center City as well as for folks who are looking for easy train commutes and access to major highways. But even without the convenience factor, it is a beautiful neighborhood with a tradition of well-kept homes and stability.
