Every real estate market is different. Here in the Columbia area have not had increases of 20-45% like other states. Our market had stable increases of 3-6% sometimes more and therefor we do not have the drastic corrections other markets have. If I search for statistics for the town of Ballentine I found 1 listing. It is a rather small community. Some areas of Irmo are zoned to Ballentine Elemementary School

Ballentine is a small community that likes to stay that way. It has a newer elementary school in the Lex/Rich #5 district, the top rated district in Columbia. You can get there via S.C. Highway 176 or Dutch Fork Road, it goes through Ballentine and White Rock towards Chapin.

Not every real estate market is the same. Sales of existing homes rose 3.1% in July (in Columbia). The number of unsold properties however hot an all-time high, per The State Paper 8/26/08. Year to-date home sales were down 16% in Columbia. The Columbia area ended 2007 with a 2.5% decline in home sales and the state saw a 10.5 % drop.

The national housing market actually saw a pick up by 3.1% in sales of existing homes according to the National Association of Realtors.
There are a lot more houses for sale than buyers. There are about 7,500. homes for sale in the Columbia area which is a couple of thousand more than 2006, not terrible but about 20-30% to much (The State Paper 8/26/08)

Location Characteristics: Ballentine is located between the Irmo and Chapin area, in Richland County. It is in the Lex.Rich #5 School District. It is a small community that is just starting to grow with some new residential home developments and businesses. A new Wal-mart with other stores will come soon off Hwy 76. Property owners keep an eye on the growth and aren't too happy because they like their town and area the way it is. It is near Irmo and close to I-26 and Lake Murray Access. Easy access to I-26, minutes to Columbiana Center for shopping, entertainment and restaurants, Gold's Gym is very close-by, and more. NOTE: As you hear on the news about the real estate market ours is and has been a very stable market, steady growth, nothing dramatic as the now distressed areas. A little slower than in previous years because buyers have trouble in some areas selling their property in other states.
