Every real estate market is different!
Columbia's market has not been hurt too badly especially if you listen to the Media. Some states enjoyed an unusual increase and that is correcting now and is called a SLUMP by the MEDIA.
Home sales in Columbia started to increase since April-May. Home sales just started declining in late last year after sales in other parts of the nation receded for months. The South Carolina Realtors reported 10,631 residential home sales in 2007, a 2.4% drop from 2006.
Nationally, existing home sales dropped 12.8% to 5.65 million in 2007, the National Association of Realtors said (per Business section in the State Paper 3/16/08)




Chapin is approx. 20-30 minutes to Irmo (if you are coming from the Timberlake area) and 45-60 minutes to Columbia, depending on traffic and the time of day. Chapin is located along the north shore of beautiful Lake Murray! There are several beautiful neighborhoods. Some are new, some established. Timberlake, a Golf Community on the Lake in one of them. We have communities with Lake access if you don't want to be on the lake or if those are too high priced for you.

Not every real estate market is the same. Sales of existing homes rose 3.1% in July (in Columbia). The number of unsold properties however hot an all-time high, per The State Paper 8/26/08. Year to-date home sales were down 16% in Columbia. The Columbia area ended 2007 with a 2.5% decline in home sales and the state saw a 10.5 % drop.

The national housing market actually saw a pick up by 3.1% in sales of existing homes according to the National Association of Realtors.
There are a lot more houses for sale than buyers. There are about 7,500. homes for sale in the Columbia area which is a couple of thousand more than 2006, not terrible but about 20-30% to much (The State Paper 8/26/08)

Approximate Location Boundaries: Lake Murray, Newberry, Little Mountain, Broad River

Location Characteristics: Chapin is a small town (west of Columbia of I-26 Exit 91) approximately 50 minutes to an hour to downtown Columbia and about 30 minutes to Harbison. Quiet neighborhoods on Lake Murray or with lake access and off the lake properties. Many homes enjoy a countrylike setting. Beautiful Lake Murray views, being on the lake and wooded lots attract buyers. The properties on the lake have gone up over the years and continue to do so. You will find horses and fields with cows along the way.

As you hear on the news about the real estate market in the US, ours here is and has been a very stable market, steady growth over the years and still is a good place to invest in buying property. A little slower this year because buyers have trouble in some areas selling their property in other states so they can't move forward to move here.

Charity BASS tourney planned for April 13 to benefit Kyle Page Foundation. The annual Open Ream Bass Tournament on lake Murray raises money for children with debilitating illnesses such as spina bifida.
