Daufuskie Island is in process of being discovered and there is strong buyer interest. Homesite, villa and private home sales have been acceptable so far this year. Purchasers are interested in the Island as it presents a very unique living experience -- serenity, privacy and a natural setting.
Ocean front lots and homes are priced in the $550K to $3.0M price range which is 50% less expensive than Hilton Head. Exquisite Sandy Lane ocean front villas are in re-sale and can be purchased at prices in the range $850K to $1.2M for 3 bedrooms, 3 baths. There are numerous homesite and lot opportunites on the market starting in the low $100's. Beautiful Haig Point Golf Club has full size homes, cottages and townhomes all just steps from the beach. Over the past year Daufuskie properties have sold quickly and with price appreciation in-line with the area. Over the next few years I expect the Webb Tract (750 acres) and Oak Ridge Tract to be developed with new homes.

Approximate Location Boundaries: Daufuskie Island is located just off the coast of Hilton Head Island. It is reachable by multiple ferries which leave and return from Hilton Head hourly. Daufuskie Island is a an unspoiled paradise where more and more folks are making their second home, permanent home or rental property. Prices on Daufuskie Island are less than one-half the prices on Hilton Head Island for comparable property.

Location Characteristics: There has been significant news about Daufuskie Island lately. Haig Point Club has announced a capital improvement program to update the Rees Jones golf course, build a waterfront clubhouse and community center and improve the road system throughout the club. The Webb Tract owner has received development permits to build two marinas and many homes and commercial space. I expect soon we will hear of this project taking place with a developer. Daufuskie Island remains its own paradise, separate and distinct from Hilton Head Island. It is in its natural state with three worldclass resorts and golf courses. Ocean front, golf and wooded homes and villas are prevalent. Daufuskie is easily reached from Hilton Head by ferry every day of the year. Ferries run hourly. The Island hosts The Daufuskie Island Club and Breathe Spa, Melrose Club, Bloody Point Club and Haig Point. It has the charm and character of Old Key West.
Real estate on Daufuskie is especially interesting in that you will spend 40% less for a Daufuskie property when compared to Hilton Head. The area attracts, tourists, primary home owners and second home buyers who want to get away from it all.
