Trying to figure out where the housing market is headed in 2012 offers a strong sense of where it was last year at this time. Of course there is factual data which shows certain price points are moving more than others while others are flat. Unfortunately, this can contribute to bias in the headlines at the national level.
The market feels just as it did at the beginning of 2011, when many at the national level predicted that housing would finally hit bottom. The housing market didn't deteriorate in 2011, but it didn't firm up either amid an economic recovery that struggled to find its footing. Again, how many times do you hear people ask whether the market has reached the bottom?
Well, no one really knows where the bottom is, it is price point and location specific and as I have said before all market conditions are local. One thing for sure, when you see a more stable trend in the MLS data for a given price point of the market it can be a turning point and better conditions are on the way.
So what does 2012 hold? Well, despite what the headlines might read, inventories of homes have dropped for the last four years on Hilton Head Island. Buyers are taking action and purchasing the better properties. So, for one thing the story is definitely local.
While many housing markets rose together during the boom and fell together during the bust, they're exiting the downturn at different speeds, and so it's not very useful to talk about a "national" housing market. Confidence is flowing into the Hilton Head Real Estate market because of our local trends and the best properties are selling now.
