A year ago ago Lady's Island was a dream for sellers. A home owner could reasonably expect for her home to sell in two months or less.

Since the market is flooded with homes now savvy sellers are interviewing realtors who look at hard cold numbers and know how to price homes. If you have to sell even in a slow market there are ways to sell your home in an efficient manner bringing the highest net possible in the shortest time possible.

Your goals as a seller are simple. You want to sell your home for the highest amount possible in the shortest time possible,

There are only two things to consider in this crucial market .
One: Make your home as appealing as possible.
Two: Find out what other homes are listed for in your neighborhood and lower your price so it's the lowest one in your community if at all possible.

Also when you hire a realtor ask very pointed questions about where and how they market homes and land.

If you don't have to sell and will have to bring money to the closing table consider other options including renting or entering into a contract with a renter with an option to buy.

BUYERS: This is a great area for buyers. Homes that typically started at around 200,000 two years ago are now starting at around 193,000. THere are foreclosures, short sales and sellers needing to sell in Lady's Island yet the strength of the community seems to retain its intregrity. There is a range of home values and communities. There really is something for everyone on Lady's Island provided you aren't interested in historic homes. Waterfront, golf communties, family oriented communities, nature lovers and more.

TIME TO BUY?: This is an excellent time to buy. Consider whether your work situation is stable and whether you can afford to buy a home, the rest is favorable. Interest rates are at a historic low, the housing inventory is wonderful, the pricing of homes is good and service hungry people included realtors are competing for your business.

Location Characteristics: Lady's Island is conveniently located and offers easy access to all the conveniences of city life. Grocery stores, gas stations, restuarants and drug stores are an easy 5 to 15 minute drive for most residents.

Communities galore: Lady's Islands offer a neighborhood for everyone. There are communites that borders lovely pristine tidal creeks and marsh fronts, planned developments with golf courses, club houses and swimming pools, traditional neighborhoods, urban type award winning communities with mixed usage housing, suburban type neighborhood with older ranch type homes, very old communities doted with manufactured homes and farm areas here and there.

Cat Island is located 5 minutes from grocery stores and offer beautiful low country artcheitecture, magnificient views of tidal creeks, golf course, swimming pool and other amenities.

Royal Pines is off the beaten path but still only about seven minutes to grocery stores and about ten to downtown Beaufort. There is a club house, swimming pool and golf course. Family oriented, yet with a nice diversity of age groups and family types an older retiree will feel just as comfortable as a young family or a single marine.

Telfair is a community that reminds one of a suburb of sorts with affordable housing in a family oriented community. Homes generally start at around 200,000 although with foreclosures you might be able to find homes in the 189,000 range and up.

Celadon is a newer award winning community planned with convenience in mind with space for small businesses. It is located a mere two minute drive from the hub of Lady's Island.

Newpoint is a traditional neighborhood with large homes built with the renown Charleston style with wide verandas, small gardens, wonderful finishing packages( wide base boards, gleaming hard wood floors, high ceilings and nice sized windows) There is a small center upon entering with a restuarant and other small business.

The above references only a small amount of the communities.
The community types are endless Lady's Island offers something for everyone.
