Market Conditions for Bartlett, Tennessee

The Bartlett Real Estate market, showed strongly in the third quarter of 09 with a sharp uptick in price of 8.4% over the second quarter, and over 2% more $ per square foot. There was also a large increase in the volume of homes sold as well, with an increase of 16%.

These numbers are still down from the same period last year, but so far this year the numbers have gotten better each quarter. With stabilization really occuring in the first quarter of the year, the new trend in the Bartlett area looks to be steadily rising home prices.

Previous Quarter (Q1'09)

The condition of the Bartlett market at the end of the first quarter of 09 is much worse than it was the same period a year ago.

The average home sales price was down over 11% year over year from 08, and the average $ paid per sq foot was down 12%, there were only about 2/3 as many sales this year as compared to the same period last year.

So far the second quarter is proving to be much better for the area than expected, and although the Bartlett area is still far from where it was a few years ago, a stabilization has started to occur. The amount of available homes have dropped considerably and it is now becoming more difficult to find an affordably priced house within the city limits. This fact will start to positively affect price in the coming months.

Approximate Location Boundaries: Bartlett is located at the northeastern edge of Memphis and slightly east of the center of Shelby county, The city borders Lakeland and Arlington to the East and has a large reserve area to the north. which stretches almost to the county line.

Location Characteristics: A few years back Bartlett was named one of the top 100 places to live in the US. it was based on a multitude of factors, some of which were, affordability of homes, education standards, safety, and quality and abbundance of public lands.

Bartlett scores high in all of those categories, and that is just some of the reasons why the city is such a great place to live. There are two major high schools serving the area, Bartlett high school for the south and west and Bolton to the north and east. Some of the best middle and elementary schools in the Memphis Metropolitan area are also located in Bartlett as well, which also make it one of the better places to raise a family in the area. The city just built a new Library, and the baseball, and soccer parks located throughout the city are some of the best the area has to offer.
