CURRENT MARKET CONDITIONS -- Overall we've seen decent retail activity in Grainger county this past year. With activity along Cherokee Lake being the highest with fairly priced homes and land often under contract within a month or two. Holston Riverfront property has become the choice for many versus the higher prices being asked for on lakefront property. The Holston river is known as a trophy trout and small mouth bass river and attracts many anglers from all over the country. Several new sub divisions have opened up in the past couple years along the river which have attracted many new owners. As more people discover the charm of its' gentle sloping shores and meandering flow, it's now lower prices have only increased its allure. Homes sales in the rest of the county for the most part are about 10% off of the previous year, with acreage still in demand and supplies still tight, prices overall on land have dropped about 10-15% from it's highs of 2007. The Grainger county area in my opinion is still far from reaching it's potential for appreciation, now is just a buying opportunity. It offers opportunities for forward thinking investors, developers, and individuals looking for that "Country living City close" lifestyle only 30 minutes from Knoxville.
