Market Conditions for Afton Oaks in Houston, Texas

Based upon information gathered from the Houston Association of Realtors there were no homes sold in Afton Oaks in the month of October.

Currently there are 29 active available homes for sale in the Afton Oaks subdivision with list prices ranging from $307,000 for a 3 bedroom, 2 bath, 1,554 sq. ft. home built in 1950 to $2,695,000 for a 5 bedroom, 5 full and 1 half bath, 6,681 sq.ft. home built in 2007. There are 4 properties listed as option pending or pending continue to show.

Afton Oaks continues to be a popular neighborhood based on information obtained from The Houston Association of Realtors. In September there were 2 homes sold in Afton Oaks with prices ranging from $518,420 to $546,500 for an average of $272.92 per square foot.

Two (2) Afton Oaks homes sold in the month of August as well. One home was an older 3 bedroom, 2 bath home with 1,918 square feet of living space that sold for $467,300 and the other was a new construction 4 bedroom, 4/2 baths with 7,510 square feet of living space that sold for $2,550,000.

Afton Oaks continues to be a popular neighborhood based on information from The Houston Association of Realtors. In July there were 2 homes sold in Afton Oaks with prices ranging from $673,500 to $1,400,000 for an average of $245.85 per square foot.

In June there were 4 homes sold in Afton Oaks with prices ranging from $350,000 to $1,038,000 for an average of $168.98 per square foot.

In May there were 2 homes sold in Afton Oaks, both were older homes selling for $495,000 and $519,000 for an average of $239.15 per square foot.

There were no homes sold in Afton Oaks in the months of March and April.

Based upon information gathered from the Houston Association of Realtors one (1) Afton Oaks home sold in the month of February. This was an updated older 4 bedroom, 3 1/2 bath home with 3,497 square feet of living space that sold for $905,000 and was on the market for only 11 days.

There was 1 Afton Oaks home sold in the month of January. This was an older 2 bedroom, 2 bath home with 1,968 square feet of living space that sold for $505,000 and was on the market for 50 days.

Based upon information gathered from the Houston Association of Realtors there were no sales in Afton Oaks in the month of December.

There was 1 Afton Oaks home sold in the month of November. This was an older 3 bedroom, 2/1 bath home with 2316 square feet of living space that sold for $241.80 per square foot and was on the market for 61 days.

Hurricane Ike hit Houston in mid September, damaging property and resulting in lost power to most homes for up to three weeks. Based upon information gathered from the Houston Association of Realtors there were 2 Afton Oaks homes sold in the month of October. Both homes were older 3 bedroom, 2 bath homes selling for an average of $232.18 per square foot.

In September there were 2 homes sold in Afton Oaks, both were older homes selling for $375,000 and $665,000 for an average of $260.63 per square foot.

Note: Hurricane Ike hit Houston in mid September, damaging property and resulting in lost power to most homes for up to three weeks. Also, the homes under contract before the hurricane had to be reappraised before banks would process loans, causing delays in closings.

For the month of August 2008 there were 4 homes sold in the subdivision with prices ranging from $375,000 to $2,020,000 averaging $293.98 per square foot.

For the month of July 2008 there were 4 homes sold in Afton Oaks with prices ranging from $427,500 to $651,000 averaging $284.48 per square foot.

For the month of June 2008 there were 6 homes sold in Afton Oaks with prices ranging from $305,000 to $2,050,000 averaging $273.63 per square foot.

Approximate Location Boundaries: Bounded on the north by Westheimer Rd., on the east by Union Pacific railroad tracks, on the south by U.S. 59, and on the west by IH-610.

Location Characteristics: Afton Oaks is an approximately 50 year old deed-restricted residential community of over 500 single family homes. The neighborhood is bounded on the north by Westheimer Rd., on the east by Union Pacific railroad tracks, on the south by U.S. 59, and on the west by IH-610.
Afton Oaks contains many homes built in the 1950s along with many recently-built homes listed for well over $1,000,000.
Afton Oaks is zoned to Houston ISD schools. Prior to spring 2006, Afton Oaks was zoned to Will Rogers Elementary School. Will Rogers was closed after spring 2006 and Afton Oaks was rezoned to St. George Place Elementary School. Afton Oaks pupils are also zoned to Lanier Middle School in Montrose and Lamar High School in Upper Kirby.
