Averages sales prices for the past 12 months, and the number of properties sold during the past 12 months, are both down from the prior year; however, we see an increase in showing activity and purchases, and a slight uptick in prices over the past 60 days. The hottest areas in Dallas this year appear to be the northwest and northeast sections of town, inside LBJ, which strong demand in the $140,000 - $300,000 price range. My outlook for the remainder of 2009 is flat, with an uptick in spring 2010.
