The Grand Parkway, also known as Highway 99, is in its third year and busting at the seems. Most major builders are claiming lots in these prestigious neighborhoods. Grand Parkway is country living at its best but just minutes from work.

In the month of September, there were 261 new listings at the average list price of $228,089; 189 pending homes at the average list price of $181,296; and 141 closed at the average close price of $177,064, with 61 average days on the market and a CP/LP difference of 96.03%.

Subdivisions like Waterside Estates are selling their last homes and the buys are exceptional. Inventory homes in Long Meadow Farms are selling at reductions of up to $20,000. J Patrick Homes in Waterview Estates is putting inventory homes on the ground at great prices. Aliana, a new subdivision, is scheduled to break ground in 2007.

Homes are generally priced from the $140's up. Most average in the $200's. The average price per sq. ft. asking price is about $66.71. Currently, a 3 bedroom, 2 bath, 2,429 sq. ft. house is being offered at $179,900 and a 4 bedroom, 3 and 1 half bath, 3,207 sq. ft. home at $215,900.
