The best way to describe the current market is to say that buyers are interested but wary. They are not willing to pay over what they deem the home to be worth in anticipation that prices may continue to fall.
With all the latest technology, buyers are much more savy and have access to information that give them the tools they need to make informed decisions before making an offer on a home. .
As always, homes that are in top showing condition and are well staged move first. Some sellers ask me if it is worth putting in new flooring, new appliances, etc. and will they get the money for their investment back. I tell them that often they need to do these things just to get the home sold. The market is competitive, and the buyers are looking for updated properties. Forget the new windows and put in flooring, new countertops and appliances.
