Inventory of active listings (single family + condos) increased from 818 at the end of August to 830 at the end of September. Sales during September totaled 160 units versus 171 in August. The average sales price of the properties actually sold during September decreased from $465,915 to $452,642 or 2.85%. Average Days on Market for those properties that did sell increased from 86 to 87. Overall, the absorbtion rate or Total Active Listings divided by the number of sales in the previous month increased from 4.78 to 5.19 months.
