As of August 3, 2009, there are 230 active residential listings in Ashburn and the average number of days on market is 127. List prices range from $120,000 to $1,437,031; the average list price is $524,611 and the median list price is $498,998. The current market absorption rate is 2.50.

92 residential sales in Ashburn closed during the month of July 2009 (down from 120 sales closed in June). These sales ranged in price from $121,000 to $1,015,000.

The average list price was $410,640 (up from $408,163 in June) and the average net sales price (less seller concessions) was $402,450 (up from $398,031 in June).

The median list price was $365,640 (down from $379,400 in June) and the median net sales price was $355,675 (down from $367,348 in June).

For sales closed in July, the number of days on market ranged from 0 to 349 and average number days on market was 47 (down from 69 in June).
