Crozet is a small community nestled at the base of the Blue Ridge Mountains. It is currently designated as a high-density growth area and is filled with new housing developments. The beauty of the area will envelop you. The friendly, gentle people will enchant you. It has all the amentities one could want from golfing, swimming, parks with walking trails, restaurants, etc. It's the sleepy town that has come to life!

During the second half of 2007, the real estate market slowed down quickly and that slowdown continued into the 1st quarter of 2008. But the good news is there are some signs of improvement. There is still an oversupply of homes on the market and they have been on the market for a long time, which indicates they are still priced too high for today's market. Locally, we do not see as many problems with defaults, foreclosures and short sales as other areas.

In our local area, there were 557 homes sold in the first quarter of 2008, which was down 210 from the first quarter of 2007. Specifically, Albemarle County was down by 40%. Charlottesville down by 7.1%. Fluvanna down by 26.4%. Greene County down by 27.5%. Louisa down by 14.3% and Nelson County down by 35.6%. This is the lowest number of sales reported in the local MLS since the first quarter of 2000.

So the conclusion that has been drawn is that IT IS A GREAT TIME TO BE A BUYER! There are extraordinary opportunities available if you are looking to move or invest and can plan to hold the property at least 3 to 5 years.

Location Characteristics: Crozet, Virginia is a delightful small town nestled in the foothills of the Blue Ridge Mountains. A very friendly community with its own volunteer rescue squad and fire department. There are a variety of restaurants such as the famous "Crozet Pizza", southwestern, Italian, sandwich shops and "homestyle cooking" available for a variety of tastes. A number of new housing developments are under construction or have been completed. Crozet offers charm, but also is convenient to Charlottesville, Va.
