This is definitely a great time to buy real estate on Virginia's Eastern Shore. Sellers are hungry for buyers. Current inventory of homes is down a bit from a month ago at 845. They average 314 days on the market. In the last month, 38 homes sold at an average of 91% of the asking price and a median selling price of $184,000 for an average of 269 days on the market.
Location Characteristics: Occasionally omitted from Virginia maps, the Eastern Shore is a small peninsula 17 miles wide (at the widest point) and 70 miles long. It stretches south from the Maryland state line to the Chesapeake Bay Bridge Tunnel which connects it to Virginia Beach. The peninsula is bounded by the Chesapeake Bay to the west and the Atlantic Ocean to the east.
By most standards, it is very rural and not densely populated. The 2004 estimated population is just over 52,600 people. No big shopping malls here, but a great place to live and enjoy a sweeter, quieter pace of life.
Where ever you are on the eastern shore, you are never far from water. There are 43 boating facilities. Virginia's Eastern Shore is the perfect place for fisherman and water sports enthusiasts. Annual average temperature is 58 degrees. Annual average snowfall is 6 inches. The last several years has seen a major influx of real estate buyers from the north and points beyond. The baby boomers are retiring and finding Virginia's Eastern Shore to be a wonderful place to call home.
