Coupeville is the vibrant, historic town in Central Whidbey Island. Call me at 206-391-0189 to learn more about this delightful option!

COUPEVILLE is a strong segment of the Whidbey Island real estate market. There are currently 99 active residential listings averaging $349,000, 8 pending sales averaging $382,000 and 39 sales in the last 6 months averaging $255,500, significantly fewer homes sold compared to 2008, but prices only declined slightly. Property sells in an average of 178 days and prices range from $140,000 to $650,000. Year-to-date, inventory is down 14% in Central Whidbey Island, pending sales are up 14%, sales volume is down only 10% and the average median price is down about 15%. Lenders and appaisers consider this a stable market, no longer a declining market.

Coupeville offers historic Victorian homes in town as well as large agricultural farms in the prairies, private homes on 5+ acres, bungalows in town and extraordinary waterfront and waterview homes. Coupeville is weathering the current market well and with prices down slightly, a wide selection of property and historically low interest rates, this is the time to seriously consider buying!

The regional Puget Sound market peaked in 2006, with sales volumes & prices down in 2007-2008, returning to more normal levels with some great opportunites on Whidbey Island. In comparison to Coupeville and Central Whidbey Island, on the south end of Whidbey Island, including Clinton, Langley and Freeland, inventory is 300 residential listings, down from 360 at the height of the 2009 season. After a very slow start, the volume of RESIDENTIAL SALES moved from about 50 sales in 6 months through June 2009 to 113 sales in 6 months by the end of October 2009. Year to date, sales volume is down about 16%, much improved compared to 2007-2008; the average median price is only down about 10% YTD, and days on the market are steady at 114. Pending sales are up 9% YTD. The average median list price is $465,000, the average median pending sale list price is $299,500 and the average median sold price is $320,000. LAND SALES are slower with 230 active listings and aporoximately 22 sales in 6 months. Buyers continue to pick up good house values under $400,000, but sales in higher price ranges have dramatically increased since August. Combined with low interest rates this is a great time to be shopping for a new house or land.

Location Characteristics: The historic town of Coupeville was founded by Thomas Coupe in 1852 and is home to art galleries, the historical museum, antique shops, and restaurants featuring local produce.
In 1978 Ebey's Landing National Historical Reserve was formed including 17,000 acres with miles of scenic trails, spectacular views of Ebey's Prairie, Puget Sound, and both the Cascade and Olympic Mountains. Coupeville is located in the center of the National Historical Reserve, and it's charming architecture attests Coupeville strives to stay historically accurate with not only restored historical buildings, but with new construction as well.
Besides being Whidbey Island's historic gem, Coupeville is the Island County seat. Most of the county offices are located in a recently renovated complex close to downtown Coupeville. Near the County complex is Whidbey General Hospital and numerous medical offices for the health of island residents.
Included on the reserve is the San De Fuca School house overlooking Grasser's Lagoon and Penn Cove, and the old Coupeville school house that was restored in 2003. Two state parks are located on the reserve, Ft. Casey State Park with the famous Admiralty Inlet lighthouse, and Ft. Ebey State Park.
Ft. Ebey has miles of hiking trails with views of Port Townsend and the Olympic Mountain Range across Admiralty Inlet. It also offers an entrance to the Kettles Trail for hiking and biking right into Coupeville. Ft. Casey was originally designed to be part of the "Triangle of Death" to prevent a naval invasion during WWI. Fort Casey welcomes visitors to climb it's battlements, explore the barracks, see the 10-inch disappearing guns aimed across Admiralty Inlet, and visit the Admiralty Head Lighthouse. The shipping lanes of Admiralty Inlet are full of boat traffic from naval and aircraft vessels to freighters and passenger ships.
Both Ft. Ebey and Ft. Casey have an abundance of birds, and marine life combined with the unforgettable views of Puget Sound and the mountains.
Annual festivals in Coupeville include: Penn Cove Mussel festival in March; the Penn Cove Water festival in spring, celebrating the Island's rich native American history with tribal long boat races; the summer Arts and Crafts Festival; the Greening of Coupeville around Christmas; and various art walks throughout the year.
