After 7 straights months of inventory decline SW Washington's inventory crept up just slightly from 7.3 moths of supply in July to a flat 8 in August. On a month to month basis the average sale price when compared with July increased 5.3% and the median price increased 3.3%. When comparing 2009 to 2008 the average sales price is down 14.1% and the median is down 11.2%. The month to month is showing that the market appears to be slowing and rebounding a little. This may be due to the rush of first time buyers trying to cash in on the tax credit. We'll have to see how the numbers continue to play out for the next few months to see if this is a sustainable trend or not.
