Boston Area's Acton Is A Commuters' Dream

Boston, Massachusetts town Acton offers terrific town services and amenities, and a great lifestyle to commuters who would rather ride the train than drive.

"Acton is a wonderful town with its schools in the "Top Ten" districts in Massachusetts," say Realtors Charles and Pat Blair. "Presently there are 52 single family homes listed in Acton with an average listing price of $622,221 down from last quarter's average of $625,926 with an average market time of 79 days which increased from last quarter's report of 65 days."

They add, "Year to date, 110 single family homes have sold representing 71 percent of the current inventory. The average listing price of the sold homes for this period increased to $495,133 vs $461,188. The average selling price of these homes for this period is $488,543 vs $446,967 for the last quarter. The selling price to listing price ratio increased to 98 percent vs 96 percent. The average market time for these properties was 51 days vs 71 days.

"In condominium markets, there are presently 19 units vs 32 units last reporting period, at an average asking price of $ 226,126 vs $239,474 last quarter. Days on the market have decreased to 79 vs 133 days last quarter. Year to date 84 units vs 41 units have sold which represents 78 percent of the inventory. The average listing price of these sold was $211,197 vs $189,258. The average sold price of these was $209,933 vs $186,686.The selling price to listing price ratio was 99 percent vs 98 percent. The average market time for these properties was 87 days vs 53 days for the last quarter."

Say the Blairs, "Prices in Acton have risen on the average and so has market time by a few days. Overall the market is slower than it was in the spring but inventory is down and demand continues for properties that show well and need little work or are competitively priced to reflect the work needed.Home prices have remained the same."

Agrees Realtor Lisa Marie Jorge, "Acton is a quiet town with all the conveniences, a commuter's dream."

She says, "Let's look at what sold in Acton in August of 2002. Of the 29 single families, 8 sold over asking, 7 at asking price, leaving 14 selling under the listing price. Home prices ranged from $289,900 to $1,049,000 with the average price being $529,489. Twenty-two condominiums sold in Acton. Five sold at the listing price, while five were over the asking price. Of the 8 which sold under, average asking price was $208,150." <
