Stamford, Connecticut: Housing Still Booming, But Quietly

Stamford, Connecticut housing inventory remains low. Some houses have been on the market over 90 days, while others are moving quickly.

"Stamford is an exciting place to live, work and play," says Realtor Marguerite McCarthy, "The downtown area is home to the Stamford Center for Arts (Broadway previews, symphony, and ballet), as well as many excellent restaurants. Neighborhoods vary from waterfront to country estates to luxury condominiums. Beaches, golf courses, tennis courts, and marinas provide recreation for residents. Travel to New York City by train or car in less than one hour."

She explains, "Stamford has a good inventory of properties for sale ranging from starter homes to waterfront estates.Year-to-date for single-family homes: sales volume is up slightly and new listings are down slightly. The average sales price is up about 10 percent to $590,000. Average time on market is the same as last year - 72 days. In the condo market, sales volume and new listings are down slightly. Average sales prices are up around 15 percent to $240,000. Average time on market is similar to last year - about 60 days."

Says Realtor Chris O. Buswell, "Right now there are a lot of houses that have been on the market for over 90 days. This allows some very aggressive offers to be accepted by sellers. There aren't as many buyers around today as there were this summer. Buyers have more options today."

"Inventory remains low," says Realtor Paul Thury, "especially in the condo market. We did see more fewer closings in November, but there has not been a significant change. We are still seeing multiple offers on some properties. More inventory is coming on in the market, but it is not lasting long. The homes that move the quickest are the ones that are in move-in condition."
