Local Realtors say older as well new homes are selling in Easton, Connecticut where eighteenth century beauty and seclusion meets new construction and developments.
"The lovely town of Easton, rich with charm," says Realtor Judy Szablak, "is a significant achievement of a grand mix of old and new.
"If you are looking to live among the 7,000 residents of Easton, here are some statistics that might be of help," says Szablak. "There is not enough inventory in the lower-priced ranges here, however new construction seems to be at an abundance, and still shows slightly increasing prices.
"There are 47 single family homes on the market, and 9 rental properties available.
The average available home price is $1,004,321
The highest price (last 180 days) is $1,650,000
The lowest price is $350,000
33 homes were sold in the last 6 months, which is a 15 percent dip from last month's stats. The housing price bracket enjoying the most sales was $600k-$700k, which is also lower than last months stats.

Average price year end -Current average sale price is $750,747 2001 was $663,500 and was up 14.8% from year end of 2000.

Realtors Judy and Bob Mori say, "Easton entered January with 45 single-family detached homes listed as "for sale." They ranged in price from $310,000 to $4,700,000 with an average "list price" of $1,007,771. For the past three months, October - December, the average "list price" was $953,079."
Explain the Moris, "For the past three months, a total of 18 single family-detached homes sold in Easton. The average "sale price" was $639,161. This is a decrease of 12.1 percent over the average "sale price" of $726,851 for the prior three months, June - August. The average single-family detached home took three days less to sell than during the past three months than the prior three months.
They advise, "Based on the above and our experience of working with buyers and sellers in Easton on a daily basis, we conclude that the real estate market in the Town is currently very much in balance."
