Sacramento suburbs Folsom, Carmichael, and Fair Oaks offer a wonderful combination of small-town living coupled with big-city amenities nearby.
Folsom
"Folsom is a small city suburb northeast of Sacramento," says Realtor Brad T. Evans, "Folsom offers foothill living with a small city feel, yet it is close to everything. Nestled in the lower foothills, Folsom has a wonderful "old-west" downtown."
Evans explains the market. "Homes in this area range from older California bungalows and Victorian charmers, to upscale custom homes and upscale tract homes. Folsom has great restaurants, outlet shops, river access, bike trails, and a great community atmosphere. For those that like something a little less rural with newer homes, but still like that small town feel, then Folsom may be your perfect place to call home."
Carmichael
"Carmichael has a good combination of newer upscale homes and older homes full of charm," says Evans. "Carmichael is a great little suburb area of Sacramento. Sandwiched between the river and the freeway, Carmichael is a great combination of rural and upscale living. You can drive down one street and see horses and sheep and turn the corner to million-dollar homes. Carmichael was once an area of 10-acre home sites. Now, many developers have come in and built nice, beautiful, homes on large lots. The area is freeway-close, yet has a country feel about it."
Fair Oaks
"Like Carmichael, Fair Oaks is a great mix of rural and city living," says Evans. "Fair Oaks, like its neighbor Carmichael, is a great Sacramento suburb characterized by upscale homes mixed with more rural home pockets. Fair Oaks is bordered by the river on the South and is sandwiched between Carmichael on the West and Folsom on the East."
Evans advises, "Home prices here have been going up rather dramatically, but it is my feeling that there is still plenty of upside if you are thinking about buying. As other, newer areas of Sacramento become overpriced; areas like Fair Oaks, Folsom, and Carmichael continue to offer good values in a great community setting. If you're looking for new tract homes, you are not going to find them here. However, if you are looking for nice homes at great prices, this is a good place to begin your search."
