Ogden, Utah: Mountains, Lakes, And Spectacular Sunsets

Ogden, Utah is situated at the base of the Wasatch Mountains just 35 miles north of Salt Lake City and offers lots of things to do, say local Realtors.

"Ogden is easily accessible via automobile and truck transportation on I-15 and I-84, rail service by Union Pacific, with private and chartered service from Ogden-Hinckley Airport and commercial service from Salt Lake International Airport," says Realtor James Bohne. "Low housing and transportation costs have kept Ogden one of the least expensive places to live along the Wasatch Front. Ogden is far enough from Salt Lake City to offer country living, and yet close enough for those who yearn for sophisticated culture. Resting against the western side of the Rocky Mountains, Ogden offers outstanding outdoor recreation opportunities."

Bohne advises, "This is a great time to invest in Ogden. Ogden is suffering from its economic dependency on manufacturing and high technology employment. It is in a strong buyers' market. The exception is the southern bench area that as benefited from the sale of high-end executive properties. In the past ninety days property sales ranged from $138,000 to $670,000. Single-family homes in the $40K to $80K range in downtown Ogden have provided bargain-price opportunities for real estate investors. There is still an active trade in well-maintained mid-priced houses in the $100K to $250K range in certain areas.

He notes, "The long-term prospects for downtown are optimistic. Three mixed-use residential/commercial developments are being planned. One is nearly finished. A high-technology learning facility will soon be located downtown. An attractive package of business incentives promise to assist development and create employment:

Custom Training Program
Business Development Loans
Research & Development Tax Credits

Economic development incentives combined with a revitalized downtown promise to make Ogden an up-and-coming location in the not-too-distant future."

Says Realtor Mike Layton, "Ogden is an older established comunity with one of a kind scenery - magnificent mountains, and fabulous sunsets."

He exclaims, "Can you believe the great prices on real estate here in Ogden? If you are moving to Utah from another state, you are going to be surpised. You are going to get a lot of home, for a lot less than most other areas in the country. There are over 700 properties for sale in Ogden. The Ogden area represents some of the state of Utah's best home buys. As the rest of the Wasatch front continues to be developed and building lots become more expensive, Ogden will likely see an increase in property values through the coming years. With great interest rates, and the home bargains here, you don't want to miss this opportunity to buy now."

South Ogden

South Ogden is a quiet community near Weber State University. "South Ogden is the place to live," suggests Layton. "The scools are great, people are friendly, and access is convenient to everything make living here wonderful. Also, the views of the mountains and gorgeous sunsets over the lake are unparalleled!

Advises Layton, "If you are a seller, you'll be interested to know that the average sales price for homes in South Ogden are up almost 20 percent over a year ago! Not only that, but average time on the market is only 92 days. There are more than 60 homes for sale in South Ogden right now."
