Southwest of metro Houston, Fort Bend County area communities continue strong growth, says a local Realtor.
"Fort Bend County was the second fastest growing county in the country for many years," says Realtor Scott Moritz. "It has many communities in several cities, including: Sugar Land, Missouri City, Richmond, Stafford, Rosenberg, Katy, Arcola, Rosharon, Manvel, and more.
"Within these cities," he explains, "are many of the master-planned communities like: First Colony, Greatwood, Sienna Plantation, New Territory, etc. The area continues to grow with further commercial and residential development. The Fort Bend Parkway, will run from the Beltway 8 to Highway 6, will greatly improve traffic flow into Houston. Sugar Land's Town Square will bring several large hotels and other office buildings along with some restaurants. The housing market is picking up speed as we come into spring, and should continue to a peak by the end of June.
Missouri City
"Missouri City is a city located in Southwest Houston inside the Fort Bend County line," says Moritz. "It has a variety of housing options, including homes, townhouses, patio homes, estate homes, etc. There's plenty of shopping, recreation, sports, dining options, etc.
Moritz adds, "Missouri City is growing with the addition of some new master-planned communities. Sienna Plantation will be a huge area that will have a country club, southern-style feel. A brand new area called Savannah Plantation is being developed further south down Hwy 6, near Arcola. These communities will draw in commercial properties, including a Randall's grocery store at Sienna, and more will be expected down Hwy 6. The Fort Bend Parkway, which will run from Beltway 8 to Highway 6, will greatly improve traffic flow into Houston from Missouri City. The market has picked up some as we come into Spring, and should continue to to a high by the end of June."
Richmond
"Richmond is located a little further southwest of Sugar Land, in central Fort Bend County," says Moritz. "This area is a little more rural as the distance from Houston increases. It is a rural-type area, with custom estate homes on acreage, and a small town feel. This area is more attractive to people who want to get away from the "city life", but yet be close enough to commute to Houston's major business districts. You can find horses, cows, farmland, etc. mixed in with subdivisions that have homes from the $60,000's to the millions. Some of these subdivisions include: Bridlewood Estates, Royal Lakes, River Park, Pecan Lakes, Texana Plantation, etc. The market has picked up pace, which is to be expected during this time of year, as we leave spring and head into summer."
Stafford
"Stafford is a very small city on the very edge of Houston in Fort Bend County. It is known for having it's own school district, and a very low tax rate," says Moritz. "Stafford, TX is very small city just outside the Houston City limits in Southwest Houston. It has it's own school district, police, fire, and court system. It also has a very wide base of industrial businesses and commercial possibilities. The market has picked up a little which is normal for this time of year, but interest rates are still very low."
