Located in the foothills of the Sierra Nevada Mountains, El Dorado County lures homebuyers with "above the fog, below the snow" mountain living.
"We enjoy cleaner air and less traffic," notes Realtor Joe A. Reid. "El Dorado County is located between Sacramento County to the west and the California/Nevada boundary to the east,in the foothills and Sierra Nevada Mountain range. El Dorado Hills, Cameron Park/Shingle Springs and Placerville are within easy commuting distance to Sacramento.
Reid explains, "The county is experiencing strong sales in both new and resale homes. This is due to the low mortgage rates and the good employment market. Most homes are selling within 60-90 days for the asking price or more. Availability of single family homes in the under $200,000 price range is very limited in the county. These homes sell quickly so you need to have an agent checking availability for you daily, if you want to buy in this price range."
El Dorado Hills
"El Dorado Hills is located at the 800-foot elevation along Highway 50, on the edge of El Dorado County," says Reid. "It is an easy commute to Sacramento. The housing market remains very strong for both new and resale homes. You can find homes in gated communities on the golf course or on acreage in non-gated areas. The average sales price is about $545,000 with homes selling under $200,000 almost nonexistent. We are seeing a strong sales market due to the limited availability of resale homes and low interest rates. Homes under $350,000 are selling in less than 30 days, while homes in the $350,000 to $600,000 range are selling on the average, within 60 days. Availability of single family resale homes is limited due to the high demand in this area."

Hipp advises, "Home prices continue to rise, with strong demand for homes under $400,000. Inventories are down slightly as buyers have been moving quickly to secure a home and lock in their loan before interest rates go any higher. Asking prices currently range from $195,000 to $6.3 million with an average of $692,000."
