Toronto Housing Sales Heat Up For Fall

Toronto is a cosmopolitan harbor town on the north side of Lake Ontario, and its 60 plus neighborhoods have converged into a dynamic multicultural arts center. Oh, and housing sales are red-hot.

"September continues a string of record months," says Realtor Joyce Linett, "The 6,751 sales transacted through the Toronto MLS system last month were the most ever reported in a September, according to the president, Cynthia Lai. This figure is up an incredible 15 percent over last year's 5,846 sales, and September 2002 was our previous best result for the month."

Adds Linett, "This makes four record months in a row and the best summer market ever recorded in Toronto. Sales were up three percent from August. Prices bounced back in September, to $297,398 from August's figure of $285,366, a four percent increase. They were also up five percent over September 2002."

Says Realtor Zan Molko, "The Toronto MLS reported 6,751 sales for the month of September making it the best September on record. After a few months of slight declines in average pricing, September bounced back to $297,398 from August's figure of $285,366, a four per cent increase. Prices were also up five percent over September of 2002. After the first five months of this year, sales were approximately 12 percent lower than 2002. However at the conclusion of September 2003, total sales are up 8 percent over the previous year. 2003 is tracking to be the best year ever."

If you want to be in the thick of downtown and the water, consider the harborfront.

Say Realtors Rob Roland and Linda Basir, "Home to half a million people, downtown Toronto is a community of many diverse cosmopolitan neighborhoods- Riverdale, The Beach, Harborfront, The Annex and High Park. From luxury waterfront condos to Victorian homes, quiet tree-lined majestic maple trees and the energy of little Italy, Greektown, Chinatown, a Raptors, Blue Jays or Maple Leafs game or quiet walks in High Park or sailing on Lake Ontario, this is the place to live. Prices in downtown start at $180,000 for a one bedroom condo and can go up sharply from there. Range of $200,000 to $400,000 for a two bedroom condo or semi detached home can also go up substantially depending on neighborhood."

They suggest, "Toronto is one of the best city walking areas along waterfront trails and parks with waterfront apartments and a wide range of attractions, from avant garde art (Power Plant Gallery), DuMaurier Theatre to sailing, antiques, biking and jogging. From your 18th floor condo you can see yachts at the Royal Canadian and Queen City Yacht Clubs. Harborfront Centre has year-round activities but the International Festival of Authors puts it on the world stage. Demographically not a family area but more middle to upper income couples and professionals. Excellent public transit and road system. Average one bedroom $225,000. Average 2 bedroom $325,000 with many apartments up to $500,000 and more."
