Oxford, Pennsylvania Realtors suggest that housing sales will continue to be strong in this predominantly single-family town.
"Oxford, PA is wonderful middle-class neighborhood that ranks in the 84th and 81st percentile for median income in the state and nationally respectively," says Realtor Mike Slaughter, "The average age is about 32. The percentage of married households is 74 percent, while households with children average 34 percent. Single-family detached houses in Oxford represent 87 percent of all housing. The student-teacher ratio is 1.6 to 1 with 5 schools covering kindergarten to 12th grade."
Slaughter explains, "The markets in Oxford and Nottingham, PA are still strong. In September, 14 units were listed with 12 units sold during the month. The average days on market stood at 59 days. For October, 14 units were listed with eight units sold during the month. The average days on market stood at 15 days. At first glance, one might think that the market is markedly better because the average days on market decreased to 15 days from 59 days between September and October.
"However, what I'm seeing," he continues, "is that a number of the higher-priced units which had been on the market for some time (which is not unusual) were sold and removed from inventory between September and October. More significant I think is the Inventory Accumulation statistic (in months) which shows an increase from 0.17 months in September to .75 months in October. This is consistent with 14 units listed and 12 sold in September versus 14 listed and only eight sold in October. So, while the market is still strong, we will need to keep an eye on the Inventory Accumulation statistic for signs of softness in the market."
"With a strong seller's market the low inventory of properties that are on the market are selling very quickly and bringing top dollar," advises Realtor Linda Chew. "Now is the time to make your decision if you are planning on buying or selling in the near future. The Southern Chester County Area has been become the most sought-after area for 'country style' living with an excellent price value, pleasant surroundings, clean air, lower taxes and an easy commute to most major cities."
