Sandy, Utah: Salt Lake's "Other Downtown" Reports Brisk Housing Sales

With its wide range of shopping and other facilities, Sandy, Utah is often called Salt Lake City's "other downtown," say local Realtors.

"Sandy is close to skiing, hiking, biking, boating, fishing, hunting and much more," says Realtor Steve Fairbanks. "National parks are within a five-hour drive."

He exclaims, "What a great place to live! Sandy is often called the 'Other Downtown' because of the wide range of shopping choices, dining facilities, hotels and business/office locations, as well as the Southtown Expo and Convention center. Also known as the 'Home of Healthy Families,' Sandy has homes ranging from the low $100,000 range to over a million dollars."

About the market, Fairbanks explains, "First quarter 2004 statistics show that the average home selling price was $230,561 (four or more bedrooms averaged $233,086). Condos averaged $125,671. Average marketing time was 65 days. Buyers have lots of inventory to choose from, and the interest rates are great. Homes below $150,000 are selling quicker, especially those in good condition. The number of foreclosed properties has increased, but they are not necessarily proving to be real steals. Many new homes are available, but the best buys can be made on existing homes. If you want new, make sure you get an agent to represent you before you look. Onsite agents represent the builder and not you. Remember also, no matter what incentives they offer, there is no free lunch."

Say Realtors Al and Patricia Fenimore, "This market area includes Upper and Lower Sandy and Draper where an average three-bedroom home is selling for just over $207,052 and average four-bedroom home for just over $233,224. Days on the market average 63 Days with 155 homes sold in the last 30 Days and 530 new listings indicating 30 percent of the homes listed will be sold in the next 90 days."
