Composed largely of master-planned upscale communities, Anthem, Nevada is a suburb of Las Vegas, offering hillside living above the desert.
"Although Las Vegas is a "hot" market there are some indicators pointing to a bit of a change," says Realtor John A. Brassner. "Multiple offers are still the norm on the low-end of the market but higher-priced homes are selling at a bit slower pace. Inventory has increased dramatically from April to May with sales staying about the same."
Brassner advises, "This indicates to me that the wild price increases in the last eight months have finally reached their limits. Although, it is still a great seller's market, the need for a good listing agent is becoming even more important. Buyers will find more opportunity now with more homes thus more choices on the market. Investors will still find great opportunities here in Las Vegas for some time to come but will need a good real estate agent to help find those gems."
"Anthem has seen a 20 percent appreciation in 2003 per the Las Vegas Review-Journal with the Wall Street Journal Sunday (2-22-04)," says Realtor Eileen Mengel. " Anthem is desirable in its close proximity to McCarren airport, UNLV, and the Las Vegas Strip."
"A Pulte/Del Webb planned area that includes Anthem Country Club, Anthem Sun City, and Anthem Coventry with more diversification in housing planned," says Mengel, "this area of the Las Vegas Valley offers several kinds of master planned lifestyles. On the one hand, Anthem Country Club has the homes, views and amenities expected of the country club setting from the Guard Gate to the Golf Course. Anthem Sun City is a premier age-restricted community with lavish amenities and golf courses plus an extensive range of housing possibilities. Coventry and Anthem Highlands at Anthem offer wonderful family housing areas nestled in the Anthem hills. The desirability of the area is reflected in the sparsity of resale listings with only 107 currently on the market starting in the 200's and going into the multi-millions. The appreciation of the area has evidence some of the highest in the value, approximately 20 percent."
"Homes are continuing to appreciate," says Realtor Sharon Durdel. "It's a great lifestyle in an upscale master-planned community. Anthem includes the gated country club golf course community - some gorgeous views, a mixed-age community with all of the amenities of living in this type of community, and Sun City, an age-restricted community with the incredible Anthem Center. It's fast-growing, with homes appreciating well, close to excellent shopping, medical care, freeways and some of the best schools in the valley. Price ranges from the $200,000+ and up depending on the community."
Durdel advises, "Very few new home subdivisions in Las Vegas have standing inventory. New home buyers typically have to wait four to six months for a home to be delivered to them. Permits have not kept up with demand, resulting in low inventory and rising prices in both new and resale."
